What's going on at the end of Batavia Street? I noticed there seems to be a midrise or something under construction.
I couldn't remember the thread name but the group of properties beside MacGregor school (across from One28) on King st has the fences up and the foliage has been removed
I was using Streetview today to compare Northdale currently with how it looked 10 years ago. Back then major roads like Columbia and Phillip were predominantly 1 or 2 storey buildings, and now there are hardly any buildings that short even on the minor roads.
The overhaul of Northdale is quite crazy when you think about the amount of change in a relatively short time period
To me, the biggest changes are on streets like Lester and Sunview. Back in my university days (which weren't that long ago) there were really no high rise buildings to speak of. Now single family homes on those streets make up a small (and shrinking) minority.

The apartment buildings were illegal until fairly recently. It would be interesting to know how the neighbourhood would have developed if development (other than subdividing houses into individually-rented rooms) had been legal. Probably much more gradually, whatever the specifics.

Add a small seasonal cafe to the "Harmony" design for the Sunview Parkette and they'd have a winner!

Add a small seasonal cafe to the "Harmony" design for the Sunview Parkette and they'd have a winner!

Not a bad idea or even a spot for an approved food truck to set-up.
One thing I feel they are missing is some sort of "emergency station". A direct line to 911 or panic alert. This area is a dense populated area (younger individuals) and unfortunately higher incidents of crime seem to happen here. Should take the opportunity to improve safety.
I like that they're involving the public in the process

Emergency posts are used on private property, where response is limited to local security/campus police [Hospitals/University].  Responding agency is normally close by, and such a call is a priority for them.... however, there are many false alarms as groups/people press the buttons as they pass by, and are normally gone by the time responders arrive.

To use this in a non-private setting, you would want to keep the urgency (Similar to a 911 call from the park), but I think the number of nuisance calls they would generate would (a) tie up valuable resources and (b) have slow response times after so many "cry's of wolf". 

Almost everyone has a cell phone, a direct 911 call is better than an emergency post.

Fair enough. Agree with the nuisance calls. Perhaps these two locations could be testing spots for WRPS surveillance cameras then. Again, high density area that does see a significant rate of incidents.
The Wilfrid Laurier Housing Master Plan is taking its first visible steps after being drafted in December 2016.

If you have been in the neighbourhood, you will notice that the WLU properties at 80 Seagram Dr. and Laurier Place (St. Agatha, St. Clements, St. Jacobs and Conestoga Houses) on a Sunview Street are now demolished.

I found this cached link to an RFP for April 1, 2020 that included the following:

Quote:The residence buildings at Laurier Place are in poor condition and require demolition. The intent is to demolish these buildings and install a temporary surface parking lot until future development of a parking structure and large residence building are constructed. The University is seeking proposals from Civil Engineering firms to complete demolition contract drawings and specifications for the demolition of 5 (five) residence buildings on the Laurier Place property along with schematic design and class D costing report for a plan to incorporate temporary surface parking in place of these demolished buildings and determining a location for a future parking structure and residence building. 


According to the WLU Housing Master Plan (again, circa Dec 2016, so it may have changed since then), the block bounded by Albert, University, Lester and Seagram will include:

Phase 2: Laurier Place Site fronting Albert St: six-storey, first and second year residence building of 550 beds in mix of semi-suite and suite-style units, student dining and mixed use at the first floor. ($62.3 million)

Phase 8: (The current demolition site) Laurier Place Site fronting Lester St: five-storey student residence of 200 beds in mix of suite-style and apartment units with podium parking level. The units in this building could be used as upper student accommodations. ($25.7 million)

Phase 9: Laurier Place Site fronting University Ave and Sunview St: Eight-storey residence of 162 beds in a mix of studio/efficiency and apartment units with podium parking level. The units in this building could be used as upper year and graduate student accommodation. ($34.9 million)

As of Dec 2016, WLU had a 1,960 bed capacity. After all 10 phases of the plan are complete (including renovation of existing buildings and new construction) the plan will demo 869 beds, add 2,012 beds for a total of 3,103 beds. Estimated cost in 2016 of the whole plan was ~$340 million.

The 2016 Housing Master Plan counted 2,820 beds on- and off- campus (leased from private landlords). Their market research indicated that 2,111 students currently lived off campus and would be interested in moving back to campus if the capacity existed.
Does anyone know what is happening at King and Hickory? The site is cleared and a bunch of houses are boarded up but I haven’t heard of any projects.
