None of those are AT King, they are all set back by some distance. They want a max-3-storey streetwall facing King.

55 King St W is a good example. A mid-rise streetwall, then two or three steps back to get to the full height.

The building on Ontario Street across from the terminal, with Jameson's and Hasty Market and Mi Tienda Latina, got a bit of a face-lift recently.

They've renovated the Queen Street side so this goes hand in hand, I guess.

An affordable housing component seems a no-brainer.   Wasn't there also a call recently for some form of community hub/centre in the neighbourhood?
This is 2 years old, but I don't rememebr seeing it discussed before (though I could be wrong). Was just doing a google search for "midrise kitchener" because I needed a picture of generic-looking midrise building and thought I'd keep it local. Happened upon this. Weber & Scott.

Oof, takes some unfortunate design clues from this gem, but frankly I prefer it over literally nothing.
