95 Cedar Street South | 4 fl | Proposed - ac3r - 01-13-2022

St. Pola Group is proposing a mid-rise stacked townhouse development for 95 Cedar Street South, currently the location of 3 single family homes. The architectural design is by Samer Nessiem.

Proposed are a set of two 4 floor buildings containing a total of 24 residential units, ranging from two to three bedrooms with the upper units spanning two floors. They are proposing 190 meters of amenity space for residents. There are to be a total of 30 parking spaces located under (sunken) the structure with a retaining wall around the ground level of the building to obscure the sight of the parking from the street, 2 of which will be for accessible parking and 2 of which will contain electric vehicle chargers. 8 bike parking will also be included.

Lol yeah I'm not sure what the heck is going on in that rendering. Looks like the houses to the side are sinking into the ground as well.

The City of Kitchener has received applications for Official Plan & Zoning By-law Amendments proposing 2 buildings each containing 12 stacked townhouse units (24 units total). They have applied to designate the lands Low Density Multiple Residential to permit a maximum Floor Space Ratio (FSR) of 1.0, and to rezone the lands to permit a multiple residential use with parking rate of 1.16 spaces per unit and reduced building setbacks.

As this is probably at or very near the highest elevation in Waterloo Region, mere blocks from the centre of its largest city, is anyone else disappointed that something more impressive is not planned for this site?

Personally...no. This is perfectly suitable for the area. There is nothing around it but similar low or mid rise housing and that's perfect for this area.

If you're talking about height, it would look ridiculous to build something very tall here just so it can artificially stand tall over surrounding buildings. Tall buildings are cool for the novelty factory I guess - you can say, oh wow, look, it's XX floors tall! - but grossly inhumane and pointless in reality. Nobody sane wants to live in something like that. You can build perfectly good communities without tall buildings and skyscrapers everywhere. There's a reason people hate things like 432 Park Avenue in NYC and much of the other supertall buildings in Billionaires' Row. For normal people, it's disgusting to see this sort of garbage, especially with so much inequality, housing insecurity and outright homelessness these days. A modest 4 floor apartment complex has much more value to most people. The last thing we need more of in Waterloo Region are pseudo-luxury condos for middle class white folk to "invest" in.

The opposite, honestly. I really wish there were some local developers pushing the game more on smaller, low to mid-rise multi residential. When we bought our home, more options in that realm would have been so welcome.

It's nice on paper to add "3 bedroom" apartments for a supposed family, but I can assure you most with the means are not likely to spend it on the compressed square footage they are offering in the likes of 30 Francis. We really need more conversion of single dwelling properties into multi-res.
