If anyone is into the vaping scene I learned that Toronto's DashVapes is opening a shop in Waterloo by the beer store north of King and Northfield in September.

The reactions cited in the article seem not unexpected, but probably irrelevant in the end. What strikes me is how the concerned residents managed to keep themselves ignorant of surrounding developments. Istm that if someone were planning a major subdivision next to my house, I might think to contact the city to find out what was being planned. In the circumstances, the developer's offer of a fence seems quite reasonable.

Ctv just did a piece on this. Sounds like a clear cut case of NIMBYism to me. If they had concerns they should have gone to the public consultations to be heard, not after the permits have been granted and construction started. They even mentioned the residents are hiring lawyers to stop it.

I learned the hard way long ago.... if the land behind your home isn't protected green space, you have little/no say in what goes there. If you cant live without a forest behind your home, buy that land yourself and keep it as forest.

My old house backed onto farmland that was zoned as commercial. I knew a business/retail would go in there, but I wasn't expecting the auto shop's bay doors to be facing my house and have the impact wrench going off all day 80' from my bedroom window. City couldn't help me as it fit the zoning.

My current home backs onto protected green space and a river. Lesson learned.

Yet another illustration of how badly zoning is done. It nitpicks about whether a business has “picture framing” (quote from the City of Waterloo zoning bylaw; you may take it as given that I don’t believe a reasonable zoning bylaw needs to mention something as specific as “picture framing”), then allows an auto shop to face directly on residential. A lot of zoning should be by impact rather than use. For example, I don’t really care if an auto shop moves in next to me as long as they operate silently and odor-free. By contrast, I would object to marijuana-using loud partiers moving in next to me, even if all they’re doing, from a zoning point of view, is living there.

That kind of "zoning" would be very, very difficult to enforce.

That large parcel of land has had quite a lot of discussion, yes. It's the former Kitchener Utilities work yard; I think it's gone by 'Elmsdale lands', after the cross street.

I remember seeing a render for this site that looked very interesting.  The current one is totally uninspired.
