The boarded up and barred windows, spraypaint galore, knocked over stairway look could be improved by virtually anything. I don't know how they are allowed to continue with them in such a state.

The property owner and the municipality should both be held accountable if the lots at Moore and Wellington are used for parking rather than sodded as the demolition permit stipulates. I really hope it doesn't wind up being a parking lot- the last thing we need is for housing stock to be removed for surface parking.

Hopefully the lot is redeveloped.

Once again, I must emphasize the massive value of this vacant land so close to the transit hub. Development will be coming fast here; I'd be surprised if we don't see a project announced within the year.

Same goes for the McDonald's property.

The Ion stop will be open within the year, that's enough to start with.

And the station part won't take too long to build once the funding is in place. It's the non-transport sections that will take longer to build out.

Both of you are correct. But I believe that it's really the non-transport part (which probably won't start for another five years) that will give this area the big boost.

First movers may have an advantage. I remember reading once that a huge part of the economic uplift of a big transit project is after it's announced, not after it's operational. If there is excitement about the transit hub, maybe those first units to market will do very well. The non-transport part of the station will just be competition, really.

KevinL's enthusiasm is infectious. Maybe we really WILL hear an announcement about this site within the year- that would be excellent, and it doesn't seem far-fetched.

According the Kitchener permit system the properties (26 Moore Ave and 43 Wellington St N) are owned by Perimeter Development Corp, but I can't tell if the demolition permits have actually been issued or are still pending.

Demolition permits applied for (almost two months ago!) but not yet issued.

43 Wellington St N is now torn down.

Yes.  It appears that Vanguard has sold them to Urbanfund.  We'll see what comes out of this, but it appears most likely to be rental stock -- which I think is a good thing!
