Only the first half-dozen or so are likely to be spurred by the current LRT route, but that doesn't rule out a domino effect for the others, especially if an express bus route between Cambridge Centre and King/Eagle is set up. The scale won't be nearly as grand as will be possible elsewhere though.

Yeah, that's what I learned today.  The word "expropriation" can mean anything from losing a centimetre of your property, to losing the whole thing.

(Eagle is really, really narrow though - I have a hard time imagining how it won't be entire properties.)

That letter is really nasty.  I saw the CTV Clip last night, but didn't see the letter until today.

And at least in Canada, the property owner is always compensated supposedly the fair market value. I actually think the compensation should be somewhat higher, especially for owner-occupants — imagine somebody had bought a place specifically because it was where they wanted to live for the rest of their life. The value to them is then significantly higher than market value.

On the other hand, I’m sure there have been landlords for whom losing some useless front yard in return for some money is pure windfall.

But describing it as “confiscation” is clearly inappropriate. If somebody wants to complain about government confiscation/theft that actually exists, they should talk about civil asset forfeiture, not expropriation.

I also wanted to add that I like how they complain that everything is being done in secret — and then one of the things they say has been happening is public consultation. Yes, the Region is secretly consulting with and obtaining hundreds of opinions from the public in hidden locations like church halls and the foyer of Regional headquarters. Then secretly issuing RFP documents on their contract procurement site and secretly recording the contract signing on the front page of the local newspaper. Later sneaking the first LRV into town under cover of night and hiding it on a little-used industrial spur until they can bring it to the secret press event the next day.

The best case scenario would probably be expropriating the south side of Eagle; you'd be taking off street-end properties instead of the entire other side, similar to the Weber widening. It would give streetfront access to Arlington Park at Eagle and Arlington. On the downside, two apartment buildings would have to come down.

I do hope they leave the churches alone, though the top of the hill is a really tough spot to work on so the Macedonian Orthodox church might have to come down anyway. It's pretty much guaranteed that the window and truck repair businesses at the bottom of the hill are doomed; the loft office complex on the river side of the street is designated. Would be a shame if AM Wood had to move, but if they're going to be building a grade separation there I can't see it being avoidable.

I hope the new apartment building was put up with light rail in mind; it would be ridiculous to have to tear it down before it's even ten years old.

PS - My favorite part of the letter is the audacity of the Region to build bus stops along Hespeler Rd when we haven't even picked a train route!  Classic!

To be fair, those stops were seen as ridership-building opportunities, and overall most of those stops are where the route (if not the exact stops) of the proposed ION phase 2 alignment would go. Even if they were in the exact correct spot along the line, you would likely have center-running LRT down Hespeler, and it would be a sunk (e.g. to-be-demolished) cost.

Shoulder-side would probably work too. Might get awkward where it peels off to follow the rail alignment though.

One thing that dismayed me about the new Cambridge Centre bus station is that it isn't really large enough to serve intercity buses. Once Phase 2 is in service, I think the city and region should consider moving the bus terminal to somewhere on Hespeler Road, either at the mall or at Pinebush. Hamilton-bound buses can still stop in Galt, but there's no reason why GO, Greyhound, and Coach Canada should use three different stops in three different parts of the city.
