The car repair shop on the corner of king and stirling had all the cars towed away and the site fenced in this past week. The fences make it look like it might get demolished to me, otherwise why fence it in.

Both buildings on King (787 & 851) have demolition permits in the application phase but like many other projects they've been sitting in that status for months.

Yes, I saw the notice to demolish the building at the corner of Queen and Charles said December 31 2023.  So much for that, lol

No projects in the Region will be starting until mortgage rates drop. Q condos has been approved for 3 years but hasn’t sold an until in forever. At least we have TEK and station Park C going up.

Nothing is going to start for awhile, maybe some purpose built rental but even that's slow, certainly condos aren't going to sell. However, a lot of the prep work can be done instead, like demolition and permitting for shoring/foundations/balance of construction which is what we're seeing.

In terms of projects with permit applications/issuances there's a bunch;

455-485 Mill is active and I expect it to continue; this one is condos, but the demand for townhouse condos may be better than highrise ones at the moment.

Metz and some of the Vive projects should be proceeding (Vive is close to wrapping up the Victoria/Margaret project now), but those are rentals so they are not dependent on (investor) condo pre-sales, they can take more of a long-term view of the investments.

Not what i've heard. Spoke to someone recently and Q condos is the only project in the region getting regular sales, only received approval in summer of '23 as well

Demolition just means they have a permit to demolish the current buildings on site. This basically means the site is ready for new construction.

Foundation/Shoring permits allow for excavation of the site to occur as well as foundation works, alot of the time this also allows for all underground work to occur. However this varies by municipality.

Balance of Construction allows for all above ground work to occur, for example at Elevate Condos they had balance of construction for Building A but only foundation for B and C which is why only Building A had above ground work occuring.

There are obviously exceptions for example balance of construction doesn't include interior finishing for commercial units or the addition of magnetic locks on doors. So while it may allow the building to be completed there are other permits that are required for a building to be fully complete.
