Now 13 towers with the tallest being 35 storeys.

Generic Blue and Grey. I wonder if this is more a rezoning exercise then anything. Also Disappointed that Blue Springs drive is not a continuous through street from king to Weber.  Seems like a missed opportunity to fix the poorly planned road network in that area.

I imagine that's on purpose. They probably don't want it becoming a major through-way for people getting to/from the highway. There is a MUT planned to go from King to Weber next to the highway as an extension of the Forwell trail to allow bike and pedestrian traffic to connect through to the new Weber MUT - not sure if it's been built yet, but the concept is here: https://www.engagewr.ca/12786/widgets/50908/documents/39221

If designed correctly (i.e narrow lanes with bump out crosswalks and Stop signs) It would not become a major through way as most drivers would still go to the intersection at king and Weber. I feel like the city of Waterloo should be looking at developing a masterplan for this neighbourhood. This and the Waterloo in redevelopment could transform this area.

It looks like the OLT has given an order on this plan. I think a number of things have changed, but it's quite complex but here's the settled bylaw summary. Anyone with a longer attention span than me should dive in to the ruling below!

The OLT only gave the order since the City and Developer came to a settlement agreement. It didn't go through the entire OLT process.

The most notable change is one of the towers was reduced from 40m in length to 30m in length with an increase in height from 25 to 26 floors to decrease shadowing impacts on the POPS.

There has been a consolidation of parking accesses so there's less driveways. There is a wider "connectivity spine" through the development meaning a wider MUT effectively. There has also been a widening of the Weber driveway. Along with some reduction to surface parking.

Overall its mainly technical in nature with the overall concept remaining basically the same.

If only the region bothered to design a real rapid transit system instead of whatever the "ION" ended up being. 3500~ parking spaces - yuge numbers of parking spaces in general - are necessary because the LRT is essentially useless to 95%+ of the people that live in this region and they piss away money on nonsense instead of investing it in generational projects.
