I don't know what the zoning rules are in that specific location in terms of parking minimums, but the real shame is that in far too many places, things legally must be mostly parking lots.

The listing is on Realtor.ca as 325 King E.

$2.1M potential residential development with 24 units.

Is that the same property? 325 King St E is the gravel lot where the bar burned down several years ago. It doesn't appear to be a parking lot in street view, and Google Maps places 218 Charles St E as the parking lot of the two-level plaza with Pho Dau Bo.

There's just no listing for 218 so figured what we were seeing was the sign for 325 King which runs all the way back to Charles.

If they're both for sale that would be interesting though.

Agreed. This time though, I was just referring to its current use as a parking lot basically adjacent to an ION station

The sign was in the corner of the parking lot at 218 Charles, but I couldn't pick out any other details beyond "for sale". Had to pay attention to the cars that were going to pass me

Oh...totally agree, I just wonder what the parking lot is attached too, the whole thing is probably for sale, and it might not be legal to make less parking or more building.

I hope not though, you're right, it is right near the LRT and should not be a parking lot.

218 Charles St E? Which property is that? 220 Charles St E is the vacant land next to the LRT power substation (between Cedar and Madison), I didn't think there was a 218. And I think 220 is part of the proposed condo development on the King St side.

323 King St E (vacant parcel, between Eby and Cedar) does have an adjoining bit on the Charles St side. Is this the one?

RE: General Urban Kitchener Updates and Rumours - taylortbb - 04-18-2021

I walked by the property today, the sign is 100% on the 325 King St E property, and DK519 is correct.

RE: General Urban Kitchener Updates and Rumours - DK519 - 04-18-2021

This is posted at 276 King E now.

I assume you mean 323 King St E. Because there is no 325.

Well ... I guess they can advertise whatever they want. But 325 is not registered in Kitchener's GIS system, so it does not exist as a municipal address. I presume their envisioned 325 is the same property as the current 323.

A pretty concept ... but I think those (bachelor?) apartments will be something like 15' x 40', with windows only at the end.

RE: General Urban Kitchener Updates and Rumours - kidgibnick - 04-19-2021

Could be a nice in-fill addition to the block. I'd personally like to see the (Pho Dau Bo) building go, or be architecturally redesigned. Really dislike this 1-up/1-down 'mall' design...like the "Hong Kong Plaza" at 265 King E - just brutal!
The building left of the vacant lot could use a facelift, like what they've done at "Golden Hearth Bakery / Phlippens" (building on the corner)...and over at 270 King St E. Wouldn't mind if this aesthetic was extended down the block Smile

RE: General Urban Kitchener Updates and Rumours - mastermind - 04-19-2021

The owner of the Pho Dau Bo building should buy it, along with the skinny lot on the other side (297?), then knock the Pho Dau Bo building down and put a big building up all the way from Charles to King.

I would be down for some kind of gallery so it's multiple small units with a central covered walkway - a modern take on something like that in Brussels (Royal Gallery) or Milan (Galleria Vittorio).

I personally don't like buildings that take large footprints like that, but I can see why it would be easier to redevelop a site like that
