Nobody seriously has that idea.

In the article there we were reminded that not only do heritage districts - which comprise 1/3 of downtown Kitchener - have height and style guidelines, but that they even extend into all properties abutting the heritage zone. I'd say my assertion still stands pretty close to as-made. When we see a development jump deep into one of these zones, ones that resemble the apartments across from the library, or some mid-rise modern structure befitting the core of our tech hub, I'll gladly take it. If it should ever happen.

A Vive Developments coming soon sign has appeared on the Margaret frontage.

A couple new looks from Vive's website.  They seem to include different elements.  Im trying to visualize it.

Wow, that is not appealing visually to me at all on Victoria Street. I do imagine all of the money the city could extract from the developers was put into keep-it-short, so actual good design gets an afterthought.

Those new renders are not very inspiring.

It looks like a variation of the Market Flats.  Or is it the other way around?  It looks utilitarian and uninspired.

I suspect the colours in the render actually make it look less appealing. Hopefully reality will be better.

Hmmm you're right, I can see a connection.

I'd like to know what the material is for the balcony railings. It doesn't look like glass. And that will make a big difference in the look of the building, as much of it is covered in balconies.

Looks like it belongs in the student zone between Waterloo and Laurier.

Victoria.  The other part that looks like a house is on Margaret.

RE: 64 Margaret Ave and 217/229 Victoria St N | 6 fl | Proposed - Viewfromthe42 - 11-13-2018

The part on Margaret is where a lot of the money went, in addition to keeping at 6 storeys. If the Margaret portion had been able to just be building of a normal style, like the apartment building almost kitty corner to it, and the building had been able to have another storey or two, then you'd be able to get better quality design/materials, or subsidized units. But instead we get fauxchitecture, and protecting Victoria street vehicle lanes from shadows.

Is that a "heritage" save that was required or the developer using the old structure?

New build, I think.  The original house on Margaret is long gone, no?
