And the second image below is 10 Fredrick, right behind DTK - 29fl Westmount Square is still happening just very slowly, Killam proceeded with the first building but wanted to wait the market out to see how things changed from Covid, more office, more retail, less of each etc, they did the first building as it was allowed by zoning if I'm remembering correctly it was a lot simpler than doing the entire site at the time. I know they still have plans in the works, they have had conversations with the city since they put a pause on it but last I heard it was just a typically will we need a ZBA/OPA type of conversation so it's slowly working it's way through. The building behind Duke Tower where that model is is definitely just a concept and nothing more (there was a concept in Growing Together for that site), the property was being marketed and the Region bough it so they definitely aren't building something like that any time soon, it was most likely just marketing material for the sale. If they failed to replace the housing in a given period of time, they would have been on the hook for fines with the City. The Region bought the building from the YWCA, they intend to spend a ton of money to maintain the existing building and turn it into temporary shelter space, eventually they will redevelop it into rental units for Waterloo Housing. Probably decades away though. Even an extension of the existing shelter would be an improvement. Interestingly, it seems to be only the one unit in that row that stretches to Duke St. It also seems to include the parking area for those rowhouses which would be unfortunate for those owners. I think this is basically what Reitzel owns (and presumably what they are selling. A bit of an odd shape as they clearly have not been able to buy everything. Sadly, no heritage designation for the rowhouses on Cedar. |
