The most common is a 'standard condominium' (your typical condo). A vacant land condo on the other hand is more like a traditional subdivision whereby a parcel of land forms the unit (as opposed to a interior space in a standard condo). Under the Planning Act, municipalities are required to hold a public meeting for vacant land condos at least 14 days prior to a decision being made. Also, in vacant land condos, at least 1 unit has to be vacant at the time of registration. No public meeting is required for standard condos. In this case, it looks like they are making the new building and the existing 2 buildings on king units in the vacant land condo, and the off-street parking will be the fourth and vacant unit. This will allow each building to be on separate title/PIN while remaining on the same property. Advantages to this are usually mortgage/financial purposes. The developer could also sell the existing 2 buildings on King Street to finance the new building, while still retaining control of the whole property through a future condo corporation. I am a Planner who deals with a lot of condo developments!
RE: The Shops | ?m | 3fl | U/C - nms - 10-21-2016 Thanks! We'll see what happens. RE: The Shops | ?m | 3fl | U/C - Section ThirtyOne - 10-21-2016 9PM tonight and there are two guys on machines skimming a fresh concrete pour for the main floor. Strange timing, but there does appear to be progress! RE: The Shops | ?m | 3fl | U/C - Pheidippides - 10-25-2016 Lots of structural steel going up by mobile crane the last two days. RE: The Shops | ?m | 3fl | U/C - Markster - 10-25-2016 Oh yeah, I guess I could cross post this image from the ION thread: It was from Sunday. RE: The Shops | ?m | 3fl | U/C - Pheidippides - 10-25-2016 RE: The Shops | ?m | 3fl | U/C - BuildingScout - 10-31-2016 They were making rapid progress with the iron works here. In the process of an hour they went from this: to nearly finished. RE: The Shops | ?m | 3fl | U/C - jwilliamson - 11-02-2016 Still making quick progress here. RE: The Shops | ?m | 3fl | U/C - jwilliamson - 11-09-2016 They were putting concrete panels faced with brick on what looks like an interior hallway. Concrete slabs for the second floor were also going up. RE: The Shops | ?m | 3fl | U/C - modernizt - 11-10-2016 It's a real shame they're using precast panels that mimic brick instead of actual brick. Based on the steel frame with precast concrete floor slabs, and that cladding choice, I suspect that the new owners of Waterloo Town Square / The Shops are not allowing the budget for new construction that First Gulf was previously. RE: The Shops | ?m | 3fl | U/C - Coke6pk - 11-11-2016 (Stupid?) question about those pre-fab floors.... are the hollow "tubes" through them just to lower the weight of those panels, or are they actually used for some purpose? (Heated floors? Running wire/plumbing?) Coke RE: The Shops | ?m | 3fl | U/C - jamincan - 11-11-2016 Post-tensioning maybe? RE: The Shops | ?m | 3fl | U/C - Viewfromthe42 - 11-11-2016 Weight reduction, for transportation and overall material cost. They can be used as conduits for anything, even air, if properly prepared. RE: The Shops | ?m | 3fl | U/C - jwilliamson - 11-24-2016 The third floor has been going up this week. Main contractor was going around drilling the slabs near the edges of the building to release water that got trapped inside. They can hold an unbelievable amount of water. |
