102 Fountain Street South (former Preston Springs Hotel) | 26, 24 & 22 fl | Proposed - ac3r - 04-21-2022 Updated November 2023. As detailed in this post by by bravdo, the new project by Haaston Holdings Inc has 3 towers. The architecture is done by both Architecture Unfolded and Urban Agency, the latter of which is a fairly skilled team of designers. The project is to have 3 towers of 26, 24 and 22 floors each containing a total of 753 residential units ranging from studio units to 2 bedroom units. Commercial space within the podium is proposed. The architecture is pretty bleh, although that's very preliminary. In a way it feels like a shame because this was a very prestigious location for the longest time :'(. But at least this is being turned into something. I think considering what they have to work with - financially and physically - it's okay. Better than letting it stay an empty plot of land for another decade. When the developer or City of Cambridge releases the info on this, I guess we'll just have to see what the wider public thinks. Given that it's not planned to be a pair of very high towers, hopefully they won't go full NIMBY and stall it, allowing it to finally add something new and useful to this area of the region. If it doesn't have parking, then surely it can't be housing! At the going rate, Cambridge City Council has saved the developer the price of maybe one full price unit (or perhaps 1/2 or 1/3 by the time this is built). If they use good materials I could see this being a hit. Or even more likely is it is approved, but never built, since we are heading for a decent recession. Then in 10 years a more modest beige stucco with black and white precast concrete panels will be built. As soon as i saw it i was so happy to see something this amazing even be proposed in our region. Sadly reality hit once i read your post, as the likelyness of this actually being built is small. I am going to keep my fingers crossed, but it will probably remain a ugly vacant eyesore for decades to come. Neighbours won't want this because it will block their view of the 401 a certain times of the day. There must be a lot of water in that site. |
