Pioneer Town Homes has recently won approval for a 7 floor mixed use building at 276 King Street East. The ground floor will have commercial space fronting King and Eby. Floors 2 to 7 are to contain 29 residential units. A key feature of this project is that it will be car free, containing no parking for building residents (with the exception of bicycle parking). The building will be primarily comprised of glass, darker spandrel elements for accents and metal siding.

Hopefully this getting a pass through approval paves the way for more like this. Seems like a quality proposal for a small lot.

Construction should start soon on this project as the site now has some supplies and equipment parked on it.

Actually, I'm almost positive the equipment is just staging for the 3 story building across the street, in the gap next to the plaza with Encore Records.

Might be right! I got a better look a few days ago and it appeared to just be a boom lift and cinderblocks, so yeah, unlikely for this project.
