Traffic (car issues in general), crime, safety, and character are all valid things for residents of a neighbourhood to worry about - even if the concerns are almost completely baseless in this situation.
But we really need to flip the script on concerns about property values; it should not and can not be a valid argument. It's just not a sustainable situation, and this expectation has helped create the situation the West is in today. Unfortunately, it's probably the one concern here that the residents actually care about the most.

And it's not even that dense. Below is a random new single family home neighbourhood in Waterloo Region (near Fairway Road I think...can't remember). The lots are around 30 feet wide as well. This is pretty standard these days. Like sure the lots are smaller but how would this even impact the current residents? Looks like each property is planned to have parking so that should suffice. It's not like this is going to attract someone with 5 cars.

Some of the neighbourhood currently backs onto industrial, thats the character I want my neighbourhood to have. More housing will buffer the existing industrial even better.
