Waterloo Region Housing: Mooregate (15-105 Mooregate Crescent) | 9 & 16 fl | Proposed - ac3r - 03-26-2024

Waterloo Region Housing is seeking to expand their social/community housing by proposing a 9 and 16 floor apartment project at 15-105 Mooregate Crescent. The plan and architectural design is done by SvN Architects + Planners, who have a prestigious portfolio which I urge you to check out.

Proposed are two towers. The first would be 9 floors (8 along the northern side) and 16 floors. The units are proposed to range from 1 to 5 bedrooms. Both buildings would contain indoor amenity spaces for the residents and a shared outdoor amenity space. The design incorporates warm colour toned materials to work with a quality of light, creating a welcoming atmosphere. The updated master plan and design allows for a gradual transition of height between the existing neighbouring tall towers and low rise structures surrounding the neighbourhood.

The two towers will replace at least 2 existing townhouse buildings currently occupying the site. The Region of Waterloo anticipates construction beginning in September 2025.

I have know a little about this project. They were originally hoping to go as high as 25 storeys, but the Geotechnical report was not great so they cut it down significantly. 

I would say the tower looks better than most of the stuff built in the region, but it is a WRH project so they have to be budget conscious. There will be more parking(underground/ surface/ podium) than I would like to see in a subsides (affordable or below market rate) housing site. Having said that, still a better use of space then townhouses.

The existing townhouse complex is maybe 30 units? A net add of 350 affordable units is HUGE.

I made a small update to the OP to include a couple images and the construction start date. Sadly, despite expecting to start in September of this year they anticipate occupancy no earlier than 2029 which seems like an excessively long time...but hey, government projects, eh? I've seen more details of this than what is available on EngageWR and overall it's decent looking.

Would be nice if developers in the region could scratch a few more pennies together for some diversity in architects... looks pretty good in comparison to a number of developments in the region for a budget conscious social housing project. Great news!

This is just replacing the existing town homes, correct? Any idea why the lot at 42 Hazelglen just at the corner of Mooregate has never been developed? It seems quite odd considering it’s size.

Yes the existing townhomes are getting replaced, basically everything WRH owns.

42 Hazelglen is planned to, it's got CoA and SPA for townhomes but they haven't brought it to market yet.

It would be nice, wouldn't it? The region drops the ball a lot of the time, but they do manage to do good projects sometimes.

Another one that comes to mind is 82 Wilson Ave, another Waterloo Region Housing development for seniors built as an addition to the existing seniors home on the property. They hired LGA Architectural Partners who likewise have a great portfolio of work.
