Yea, its certainly not great... I think slightly nicer balcony glass, something with a slightly stronger colour, and slightly less transparent would've gone a long way. The podium still lacks depth and has some pretty cheap looking spandrel.
But all things considered, it's vastly superior to DTK and inoffensive at worst.
If this was the floor for the quality of new construction in the region I'd be perfectly content.
The question is how it'll look in a year or two. Discolouration? Melting glass like Duke Tower? Lights burning out? Vacant commercial space, too? I noticed today that half of The Glove Box is still up for lease. That seems to be a common theme when it comes to commercial space in these new projects, at least downtown. Not a good signal for developers, who may start to feel reluctant to bother including that.
I think this tower is looking good almost great. The podium and the crown could have used some work that might have taken it to the next level. But We finally got a tower that is uniformed from the 5 floor all the way to the 45th floor. No stupid bump outs, change of Materials, or changing the balcony layouts. If this was even the middle of the road standard for future development we would be in a good place in the future. Unfortunately we have Vive, Auburn and Drewlo in our region that could care less about designing anything that looks somewhat Coherent.
In terms of Retail space. I think the Glove box is just looking for too high of a price for what type of pedestrian traffic would pass that area. As much as I hate Vertikal it seems to be finding tenants just fine. Same with the new Bêń Thành development.
The renderings do show quite a bit of podium rooftop green space. I've got to believe that it's for sod between the spa and BBQ space given the placement of the sand in relation to the cement planter.
Do we have any idea of how many of these units are owned vs rented by the developer (or owned by someone but rented out by the developer and/or a property manager)?

I would guest that between 70-90% are investors owned. Given that most units are sub 500 sq ft, this was definitely targeted at investors. Just look at the floorplans.. who would really seriously considering living in those tiny units long term.
The developer, IN8 also developed SAGE condos in Waterloo which were also marketed to investors and targeted at student as tenants. I believe the rental units there are being managed by a related company on behalf of the investors.

Right?! The renders look so promising but the execution seems sloppy and lazy. I want to see what the entrance side of the podium and tower will look like.

I think 70% is probably on the low side for most recent condo buildings downtown. Not only because of the unit size, but the aggressive marketing to investors, especially in the GTA (DTK, for example, barely made an effort to sell locally).
