Waterloo Region Housing: Mooregate (15-105 Mooregate Crescent) | 9 & 16 fl | Proposed

Waterloo Region Housing is seeking to expand their social/community housing by proposing a 9 and 16 floor apartment project at 15-105 Mooregate Crescent.

Proposed are two towers. The first would be 9 floors containing 157 units. The second tower would be 16 floors and contain 221 units. The units are proposed to range from 1 to 5 bedrooms. Both buildings would contain indoor amenity spaces for the residents and a shared outdoor amenity space. The two towers will replace at least 2 existing townhouse buildings currently occupying the site. Construction is anticipated to begin at least 2025.

I have know a little about this project. They were originally hoping to go as high as 25 storeys, but the Geotechnical report was not great so they cut it down significantly. 

I would say the tower looks better than most of the stuff built in the region, but it is a WRH project so they have to be budget conscious. There will be more parking(underground/ surface/ podium) than I would like to see in a subsides (affordable or below market rate) housing site. Having said that, still a better use of space then townhouses.

The existing townhouse complex is maybe 30 units? A net add of 350 affordable units is HUGE.
