TEK Tower (30 Francis) | 45 fl | U/C

Yea, its certainly not great... I think slightly nicer balcony glass, something with a slightly stronger colour, and slightly less transparent would've gone a long way. The podium still lacks depth and has some pretty cheap looking spandrel.

But all things considered, it's vastly superior to DTK and inoffensive at worst.

If this was the floor for the quality of new construction in the region I'd be perfectly content.

The question is how it'll look in a year or two. Discolouration? Melting glass like Duke Tower? Lights burning out? Vacant commercial space, too? I noticed today that half of The Glove Box is still up for lease. That seems to be a common theme when it comes to commercial space in these new projects, at least downtown. Not a good signal for developers, who may start to feel reluctant to bother including that.

I think this tower is looking good almost great. The podium and the crown could have used some work that might have taken it to the next level. But We finally got a tower that is uniformed from the 5 floor all the way to the 45th floor. No stupid bump outs, change of Materials, or changing the balcony layouts. If this was even the middle of the road standard for future development we would be in a good place in the future. Unfortunately we have Vive, Auburn and Drewlo in our region that could care less about designing anything that looks somewhat Coherent.

In terms of Retail space. I think the Glove box is just looking for too high of a price for what type of pedestrian traffic would pass that area. As much as I hate Vertikal it seems to be finding tenants just fine. Same with the new Bêń Thành development.
