The Record has a render of the project that, istm, is new or updated. Nothing groundbreaking, but it looks OK At least it's only partly grey (!). Not sure whether we knew that it would be "mixed use", but good for them.

To the $19M construction cost you should add the value of the land -- maybe something in the range of $5M to $10M, at a rough guess. Plus development fees to the city/region, and commissions to the agents.
Not saying it's not profitable, but if it were THAT profitable there would be even more of a gold rush! The colour scheme, height and general styling of this building reminds me of SAGE 1.
The architect of the building will be SRM Architects according to https://ontarioconstructionnews.com/kitcheners-downtown-to-undergo-big-changes-in-coming-years-as-high-rise-residential-and-office-projects-move-forward/. @panamaniac, I would say that the building across the street has a very good chance of being built. Killiam REIT (The developer of that project), is a national-level apartment management firm. Additionally, the developer shows commitment as they have already proposed the massive Erb/Westmount development. I'm honestly more surprised that this project is going ahead, given the change in developers and development concepts. Speaking of which, does anyone know what happened to Vanguard Developments, this project's original developer? After completing "The Walter", They had a couple of projects lined up but none have been built so far.
