Europro was going to convert 22 Frederick from office to residential, before it got picked up by Conestoga, so it's not completely impossible that they might choose to build residential on that lot. It's a good bit of land right next to an LRT station, it has to be worth more than just a surface lot.

Or they sell it to a developer. It's prime land and a decent-size parcel, too.
