Growing Together (City of Kitchener)

The city has rather quietly been working through the remaining PMTSAs (Block Line, Fairway, Sportsworld) in what they are calling Growing Together East, they have now released the draft Official Plan and Zoning Bylaws for the area, the first phase which is approved at council but still under appeal is now called Growing Together West.

The Official Plan and Zoning Bylaw land uses/zones have not changed from Growing Together West as such you still have SGA A, SGA B and SGA C in the Official Plan, and SGA-1, SGA-2, SGA-3, and SGA-4 in the Zoning Bylaw.

The built form restrictions, parking rules and heights are still the same as I summarized before, SGA-3 is the only weird one in that it seems to have reverted back to 25 floors yet council had changed it to 28 regardless it is a giant change for the areas.

Overall there is a lot of SGA-4 in all the remaining PMTSAs which is certainly promising, the entire length of Fairway is zoned as such, as is much of Sportsworld so hopefully there will be promising urban realm changes, obviously it isn't going to happen over night but it's certainly a progressive step up from the parking lots that exist today.
