Putting aside the water capacity issue, what are the chances that this tower actually gets built? The other tower depicted here at Albert & Seagram hasn't exactly raced along.
Looking at the City Engage page, it would be useful to know what the original zoned heights and densities for those lots are. The apartment next door is six storeys and the WLU residence is also six storeys so density had previously been upgraded from SFH. Given the increased density, I would be interested to know what changes to the public realm are needed to accomodate the increased pedestrians and cyclists. Lester St between Seagram and University is a fairly hostile pedestrian environment with narrow sidewalks that were not widened beyond the width they were when the street was SFH. There are also not enough trees along Lester to make fully shaded pedestrian path even though there is enough boulevard on the west side with no hydro poles to interfere with the trees.
