There are good reasons for them to keep that one. If they cashed out, U-Haul would basically be moving off the island. There is simply no where else to move.
In Kitchener, there are ample alternate locations that are not that far away, which will let them cash in on being a block from the Hub. The land purchase for the Hub basically set a precedent of $3M/acre in downtown, but once it's built, there will almost certainly be a big premium right next to it.
