I could see public and/or “affordable” rental housing being incorporated into the redevelopment of the block to some extent, but I’ll be surprised if most of it isn’t market freehold or rental apartments. Perhaps a small office tower? Not sure what might work in terms of public amenities - how about an indoor swimming pool? A very small concert or multipurpose hall? A new home for KWAG? There may be a temptation to try to squeeze too much into it.
