The VPNA is going to have a another fit. The developments just keep coming south down Victoria, and getting taller.

97 Park st and 200 Victoria S - 42 storeys - 143m to top of mech penthouse

Neighbourhood meeting scheduled for April 27

Edit : the docs say the official address is 200 Victoria St. S if mods can update the title

436 residential units with a nice mix of units "The proposed development will include a range of unit types, including 40 bachelor, 87 one-bedroom, 137 one-bedroom plus den, 74 two bedroom, 36 two-bedroom plus den, and 62 three-bedroom units." They're planning a publically accessible terrace on the 33rd floor. It will also include 3 commerical units of sizes 103.99, 460.99 and 241.66 square meters, so alot bigger than many other commerical units on the ground floor of new buildings.

This will likely be another one that ends up going to the OLT.

Edit: Also you should be able to edit the thread title. I don't believe you need a mod to do it.

It shouldnt, the city should learn its lesson. That approach already cost the city money from the developer for considerations.

The renderings seem to show that the existing buildings 196 & 200 Victoria are staying while the new building will sit where 186, 190 and 192/194 are.

Yes, quite the unusual assembly of properties. Maybe the offices/houses on the corner didn’t want to sell?

Reading the documents it seems to be that it's something to do with the chunk of land between the train tracks and the houses on Victoria not having an address. When looking at the legal descriptions for that piece of property it is consistent with that of 200 Victoria as the developer refers to it "200 Victoria Street South – PT LT 1-4, 10-14 Pl 439 Kitchener PT 1, 58r4104; T/W 775292; Kitchener. ", From the city interactive mapping application for the lot with no name it says "PLAN 439 PT LOT 1 TO PT LOT 4 PT LOT 10 TO PT LOT 14" so that might be why.

It also says in the application "The subject lands consist of 194, 192, 190, 186, and 200 Victoria Street South, as well as 97 and 101 Park Street. For the purpose of this Report and Application, the lands are addressed as “200 Victoria Street South”." So I'm guessing it has something to do with that addressless property.

I don’t suppose they’re going to reserve space for a path along the south/east side of the railway? Even if it’s not built all at once they should be reserving space as large properties are re-developed.

I'm surprised by the high number of three bedroom units.   Do we know if this is intended to be a rental building or is it another "investment" condo?

Zero chance this gets built. The owner is just trying to get it approved for max density to lift the sale value of the land. 

Pretty clear when you look at the drawings. 3 levels of underground parking and the units are massive, no way that would work.
