I think Van Mar is like Zehr in that they have both development and a construction management arms. Vive would have to contract with someone like Van Mar for the actual construction.

Exactly. Vive doesn't do the actual construction (unlike, say, Drewlo).

The name of the project is confirmed as Ophelia.

Pile driving is continuing on site but appears to be approaching completion.

A lot of activity ongoing. Queen St S was closed as there were two big utilities digs across there, presumably related to this project.

Wow, I never really noticed until Oneroof and all of the trees came down, but the back of that curved apartment building is quite ugly. The other side isn't great either but it's usually pretty hidden too. The building next door on Queen St from where Oneroof was is quite a monster from behind as well.

It's a rental building. Asides from Otis (which is now a partnership with Momentum), Vive so far seems to be all rental.

The Otis property is currently being used as a parking lot for those working on the Ophelia project, so I don't think they're planning to start work imminently.
