The rational for the reflective glass podium is that it will show the century homes on the opposite side of the street. There might be more detail in the heritage committee minutes if some knows where to find it.

But more seriously, I must be misunderstanding the site here, because I don't see any century homes (or any SFHs) across the streets from this site. Just one adjacent at 79 Benton.

I was wondering the same thing.  If this development is going to be a condo then I don't see it happening for awhile(like a lot of condo developments are stalled in this Region)  Heck there is still people living in all 3 buildings.

This project has conditional SPA so once they clear the conditions they can build. They'd just need permits.

JD Developments is building Verde (two 8 floor condos) almost entirely on spec from my understanding, they basically started construction the same time they started marketing, so its certainly conceivable that they might build on spec. However they have dabbled in rental before so it's not out of the question either.

That's likely because the city has archived the documents now, it's still possible to find them in the laserfische records but that loads ridiculously slow.

Like most projects yes, however JD has yet to publicly state their intent (condo/rental) so it is still possible. Keep in mind some developers have deep pockets and can still secure financing even if they haven't sold many units. This is the case with JD Developments current project in Kitchener (Verde) which didn't start marketing until the buildings were basically under construction. 

While it is unlikely they would build a condo of this scale on spec it is still possible to build a rental just due to how the financial portion of a project changes when you're looking at the project on a scale of decades instead of a couple of years. This is why Vive is still building and progressing on various sites yet condos like Q Condos have stalled. Without knowing JDs intent there's no way of knowing.

Like I've mentioned before the project has approvals from the city (SPA). There will be no notable progress until the developer either starts marketing the building as condos (extremely unlikely in the current market) or they build this as rentals/spec, not entirely out of the question but not likely either.

Until there is building permit activity there will likely be no updates on the project (save for JD selling the property, which is highly unlikely). When there are updates the forum generally posts them, until then the simplest thing to do is wait, progress is unlikely in the current economic environment.
