Safe in what regard? Like access of people to building, street nearby, if I'm coming home late at night, parking etc

It's no less safer than anywhere else in the city I'd say. There aren't any real problems downtown these days.

Yeah, pretty much all condo buildings have card/fob-controlled access. The only real crime I've seen in five years of downtown condo living has been within the parking garage (one set of car break-ins and a few bicycle thefts).

I worked in DTK for a few years, after a couple of the towers were completed, and I often had to work late. I never saw any issues. Most of the transient population sticks to the parking garages (D&O and Hotel Benton) and they'd also hang around the KPL and in front of City Hall.
The city of Kitchener has very good corporate security that protects any city owned facility, and they're good at taking care of these people and protecting properties nearby, even if not city owned. In the 2.5 years I worked in downtown Kitchener, I only saw the police once. Most of the condos are fairly far away from any shelter, so perhaps that's one reason.
The downtown has changed quite a bit the past 5 years. This ain't Gotham City.

Definitely stoked about this whole project and office + ground retail. Thoughts on whether they’ll be able to rent it all out? This’ll be based on if businesses bring back employees In the area I imagine...

With less than a year to completion of the the Glovebox, I would hope that they have other retail/office tenants lined up. Would be great to start seeing other names along on the signage which so far just have KPMG and the firms that are associated with the construction/development of the site.
Worst case, perhaps the principal of Momentum could invest in another restaurant at this location. He's already a part owner of Abe Erbs which should relaunch at some point.

It's basically impossible to sign office leases right now. Most office jobs are still WFH, and it's unclear when they'll be returning. So no one is eager to take on a new financial commitment.
Retail is a little different, but most DTK is retail is restaurant/entertainment, which is also an industry with no money to be signing any leases right now.
I expect we won't see any tenants til post-pandemic.
