You don’t understand the issue.  The point isn’t that lights and sidewalks are required to keep the single lane roadway safe, it is that all of edge hill, limerick, and half of deer ridge now have to go to Baxter place , opposite sportsworld, to turn left on king st.  It is already a huge bottleneck and if you add another 400 cars to that it will be impossible.

Kitchener has already indicated there are no plans for any street upgrades in that area for the next 10 years. This has come up at the neighbourhood meetings a few times since many residents are interested in ADU's or triplex/duplex and some of this isn't allowed since there are no services available at the street.

This proposal was rejected by Kitchener Council last night... it might be a while before we see how this shakes out.

As expected this is now in the hands of the OLT. This will in all likelihood be approved now, much to the disdain of the Limerick residents.
They are appealing the 18 and 26 floor version which is the second version brought to council. The version rejected was 26 and 14 floors.

This property is for sale again by the original owner (Imperial Oil). I’m not sure on what will happen with the OLT appeal. The development application and sold sign have been removed from the site.

As predicted, proposed 2-tower Kitchener development goes to OLT
Predictions from Kitchener councillors that a rejected development would go to the Ontario Land Tribunal have come to fruition.
After council voted down Burlington-based LJM Developments contentious two-tower project at 4611 King St. E. on March 3 due to residents’ concerns — despite warnings the issue could go to the tribunal — the company filed an appeal April 4 to amend the official plan and the comprehensive zoning bylaw.
Residents and a majority of councillors never seemed to get on board with the project near the King Street East and Hwy. 401 interchange, which was whittled down to two towers at 26 and 14 storeys, from 33 and 22 storeys and 545 condominium units reduced from 726.

More power to the developers, if they really think they can sell this then let the tribunal decide. I really don't get the appeal of this.

We do have too much housing of the wrong kind. No new condo towers are going to be built any time soon. Developers overpaid for properties including suburban properties and the math just doesn’t add up. Population projections are basically out the window with the student and immigration crackdowns. The only good thing that may come out of this is a decline in property values and yes I do own my own house. With all these new purpose built rentals being constructed another net positive result will be continuing declining rents. And no I don’t own any rental units.

Vacancy continues to be in the low single digits in the region while we reject the wrong housing and wait for the right housing to be built any day now.
