If this is fully cast in place don't be surprised if Reimar has it topped out by the middle of 2026 or earlier. They were the concrete forming contractor on a 29 floor condo in Burlington which started concrete work in December 2023 and it was topped off in February so just 15 months to do a total of 34 floors (5 underground levels). For this if it follows a similar timeline its mid 2026. McMasters new residence building is also similar, I was on site in June and the footings for the underground were just going in and now its topped off and it's alarge building so this thing will fly.

I don't have a picture, but it looks like they're working on the 3rd floor. I had no idea they were that far along already!

The concrete forming contractor on this is Reimar, they're known in the industry to absolutely fly. I think I've mentioned it before but they're the forming contractor for McMasters new student residence and they've completely concrete work on that in less than a year, in June when I was on site they were doing footings and now it's topped out.

They don't have the building permits in place beyond the 5th floor. The permit for the rest of the tower is still under review.

For those interested they still don't have a permit in place, however Kitchener's system doesn't show conditional permits from my understanding.

With that said they have now started the tower. It's being built with precast likely supplied by Stubbes. It's up to the second tower floor already (as of Thursday).

So is the 3rd part of this development going to be precast also?  Also from the render is the 3rd part going to be on the Ottawa side or closer to the Borden side?

The third part will be on the Borden side of the site.

The third part is very likely to be precast. There isn't a benefit of doing cast in place over precast for the couple of floors of that small third section.

So by building before a permit are they taking a risk of some hefty fines?  Has this happened before?
