I just received an e-mail from Midtown Lofts claiming that the project is "Over 40% Sold!"

It also says that construction has started.

I don't think this was posted yet, the Vincent Optical Cam took a time lapse of a house demolition on this property in September

The website now has a picture of the cleared site with the caption "Site is ready for excavation!"

I personally feel this contradicts the claim that "Construction has started!" but maybe I am splitting hairs there. The website still identifies February 2017 as the occupancy date.

Judging by the number of dots on the site plans posted in the sales office, it would seem that sales are going well. Eyeballing it, i'd say 70%ish are sold or under some sort of contract?

I am getting some advertising on my browser for the Midtown Lofts and it states 50% sold in 4 weeks.

Also, it seems like a bit of an odd marketing tactic that they're promoting this as super close to Google in pretty much all of their ads. I mean sure, Googlers might buy into this but is that really a big draw?

A certain proportion of these units are going to be sold to people intending to rent them out, so they might read “Just 350m from Google!” and be enticed by the prospect of good-quality tenants.

Plus, people generally get excited about things like that. I’ve heard a few of my neighbours comment positively about Google’s moving to the neighbourhood, even though they don’t stand to benefit in any significant way- they’re not planning on selling, don’t run businesses in the neighbourhood. But maybe it reflects well on the area or its prospects- probably not, but people get excited about it, anyway.

I do notice the difference in balconies. Kind of strange. The design looks good to me, though, I’m hoping they get started building it!

Given the state of the local condo market these days (although it may be set to improve), I would see marketing the proximity to Google as being largely directed at investor purchasers. There will be a good pool of renters nearby.

I believe patios that are in-set into the building can be calculated as 'sellable' square feet.  When the balcony projects out, you cannot charge for that square footage.

Is there an architect or developer that could clear this up?

This, along with construction costs, would be the reason for that change....

They do still need to disclose interior vs total square feet, so few buyers will be deceived by that "total square feet" figure long enough to buy a unit just because of that.

I just received another e-mail from this development, subject line ‘Midtown is the New Hot Spot!’ I agree with that, but still hate the map of Midtown that they use.

The e-mail says ‘Construction is underway! Move in 2017.’ I passed by the other day, and there is indeed some machinery on site and they have begun preparing the site.
