Moda (310-316 Erb St W) | 6 fl | U/C

There is a 6 floor infill apartment project proposed for 310-316 Erb Street West in Waterloo. The developer is JV Planning & Development Consulting with architecture by Edge Architects. They are proposing 93 units in total (78 one bedroom, 15 two bedroom). They have applied to have the parking minimums reduced from 113 parking spaces to 84 parking spaces (underground) as well as 58 bicycle parking spaces above and underground.

I believe the developer here is a partnership between VanMar and Urban Legend, same group from Blackstone on Northfield.

Why is there more parking spaces for cars than for bicycles? Bicycles don't take up as much space as a car.

How much rent can you charge for a bike locker? If (number of bike lockers per parking space) * (rent for bike locker) is more than (rent for a parking space), then parking spaces should be converted to bike lockers.

And note when I say “should” here, I don’t mean in an idealistic altruistic sense — I mean in the sense of maximizing the owner’s income.

What is a "soft loft" vs a "loft"?

I also note that the Chronicle story shows that one of the houses has a large solar array. In the event that the property owner has a solar generation contract with the province, I wonder if it is transferable to the new building?

Soft is the real estate euphemism for fake.

Edit:  "Fake" may be a bit harsh.  Let's say "imitation".
